When an international valve company was looking to relocate from East Texas to Houston for a new warehouse, they had a size requirement of approximately 25,000 SF. However, through our market survey, we identified a cost-saving opportunity for the client by suggesting they consider committing to a larger space and subleasing the unused portion.

In early 2022, we successfully secured a 39,615 SF space in a new Class A distribution center, exceeding the client's original size requirement. Subsequently, we were able to arrange a sublease for 18,174 SF of the unused space. This unconventional approach not only provided the client with a new space that was not originally available for their size requirement, but also resulted in significant cost savings.
